Island Road Residence is a two-story Mediterranean-modern estate located on a waterfront site in Miami, Florida. The design takes a hybrid architectural approach, blending the warmth and proportional language of Mediterranean architecture with the clean lines, openness, and material clarity of contemporary modern design. The result is a residence that feels timeless rather than trend-driven, drawing from established South Florida architectural traditions while reading as unmistakably current.

The massing is generous and horizontal, composed across a sprawling two-story footprint that takes full advantage of the lot's size and waterfront orientation. Arched windows punctuate the facade as a defining architectural gesture, introducing curvature and softness into a composition that would otherwise rely entirely on rectilinear geometry. The arches are not stylistic flourishes, they are intentional design moves that signal Mediterranean lineage while remaining proportionally and detail-wise contemporary. The material palette balances warm tones with crisp surfaces, working with the surrounding tropical landscape rather than competing against it.

The home is designed around the experience of outdoor living. Covered outdoor lounge space extends the interior program into the landscape, providing a true second living area shaded from the South Florida sun and protected from sudden tropical weather. A fire pit lounge introduces a third outdoor program with a different mood and use case, supporting evening gatherings and the slower pace of waterfront residential life. The large private pool serves as the centerpiece of the outdoor composition, framing the home's relationship to the water beyond and providing daily lifestyle value. The design philosophy treats the outdoor program as equal in importance to the interior, recognizing that estate-scale waterfront living in Miami unfolds across the entire property rather than within a single envelope. The result is a refined Mediterranean-modern estate built for the way South Florida estate living actually happens: outdoors, near water, across multiple zones designed for different times of day.

Atelier International led the complete architectural design process for Island Road Residence, from initial concept through permit-ready documentation. Services included site analysis, schematic design, design development, 3D visualization, and full construction documentation. The team coordinated structural and MEP consultants, integrated outdoor amenity programming into the architectural design, and handled permit submission through the City of Miami. Zoning compliance covered waterfront setback verification, lot coverage analysis, and height restriction review. Our scope took the project from vision to fully resolved, code-compliant design ready for construction.

The large private pool anchors the outdoor composition with a sculptural and functional centerpiece, framing the home's relationship to the surrounding water. Dual balconies extend from the upper floor, giving the second story direct outdoor access and elevated views across the property and waterfront beyond. A three-car garage handles the practical demands of estate-scale daily life, while lush tropical landscaping throughout knits the architecture into its environment, softening the building's massing and reinforcing the residence's sense of place. The result is a Mediterranean-modern estate built for elevated waterfront living, anchored by architecture that delivers warmth, presence, and architectural ambition across every level.
