About the Project
Harbor Island is a waterfront residential condominium tower on Biscayne Bay in North Bay Village, Florida. Set directly on the water with boat dockage and panoramic bay views, the building brings a refined, resort-inspired sensibility to mid-rise bayfront living, pairing a crisp glass-and-white facade with extensive private balconies that open every residence to the water and the Miami skyline.
The tower's architecture is organized around maximizing light, views, and outdoor living. Floor-to-ceiling glass and continuous wraparound terraces give the elevations their rhythm and ensure each residence engages directly with Biscayne Bay. At the base, a living green wall and lush landscaping ground the tower in its waterfront setting and screen the amenity levels, while a sculptural cantilevered porte-cochère canopy marks the arrival experience with a clear architectural gesture.
The amenity program is central to the design, anchored by a bayfront pool deck with cabanas, lounge terraces, and shaded seating that extend the living space outdoors and take full advantage of the water orientation. The ground level integrates a refined lobby, arrival court, and resident amenities behind the green-wall frontage. The result is a contemporary waterfront residential building that balances privacy and amenity, designed for the indoor-outdoor lifestyle that defines bayfront living in greater Miami.


Services Provided
Atelier International led the complete residential architectural design process for Harbor Island, from initial concept through permit-ready documentation. Services included site analysis, schematic design, design development, 3D visualization, and full construction documentation. The team designed the tower around its bayfront site and view corridors, integrated the pool deck, amenity levels, porte-cochère, and green-wall frontage into the overall composition, and coordinated structural and MEP consultants throughout. Documentation addressed the requirements of waterfront multi-family construction, including Florida Building Code, hurricane and impact standards, and flood-elevation considerations, with permitting handled through the local jurisdiction. Our scope took the project from vision to a fully resolved, code-compliant design ready for construction.
