About the Project
This residence at 9450 SW 112th Street is a 16,000-square-foot contemporary estate in Kendall, in unincorporated Miami-Dade County, Florida. Set on a large, low-density lot typical of the area, the home takes full advantage of its generous footprint with an expansive two-story composition of crisp white volumes, warm wood slat screening, and deep stone-framed openings. The scale is substantial, but the architecture stays disciplined and modern, balancing presence with restraint.
The massing breaks the home into layered rectangular volumes, using contrast between bright stucco, natural wood cladding, and board-formed concrete accents to give the long facade depth and rhythm. Floor-to-ceiling glazing opens the interior to the surrounding landscape and draws daylight deep into the plan, while a dramatic full-height glass stair volume anchors the entry and reveals a sculptural floating staircase from the exterior. Vertical wood screening filters light and privacy across the ground floor, softening the building's mass at human scale.
Designed for the South Florida climate and the indoor-outdoor living the region is known for, the home extends its program into the landscape with covered terraces, generous lawn, and upper-level planted terraces that bring greenery into the architecture. The result is a luxury modern estate that uses its large lot and square footage to create a calm, light-filled home with genuine architectural ambition.

Atelier International led the complete residential architectural design process for the 9450 SW 112th Street residence, from initial concept through permit-ready documentation. Services included site analysis, schematic design, design development, 3D visualization, and full construction documentation. The team coordinated structural and MEP consultants and managed permit submission through Miami-Dade County. Zoning compliance covered setback verification, lot coverage analysis, and height restriction review for the large-lot residential context. Our scope took the project from vision to a fully resolved, code-compliant design ready for construction.

The Result
The completed design delivers a three-story luxury residence with open-plan living organized across all floors, an infinity-edge pool oriented toward the bay, and a rooftop terrace that extends usable outdoor living above the canopy line. Covered ground-level parking integrates seamlessly into the architecture, supporting the elevated main volumes above. The signature spiral staircase connects all three levels as both functional circulation and sculptural centerpiece, while floor-to-ceiling glazing throughout opens every primary space to panoramic waterfront views. The home delivers what the client asked for: a modern residence designed to live with the water, not just look at it.
