About the Project
The SW 69th Residence is an 8,000-square-foot contemporary home in Pinecrest, set on a deep, tree-lined lot that the design treats as part of the architecture. Rather than imposing on the site, the home settles into it, using a calm palette of board-formed concrete, warm wood slat cladding, and expansive glass to balance privacy at the street with openness toward the rear gardens.
The massing is organized as a series of stacked horizontal volumes, anchored by a cantilevered wood-clad upper volume that projects over the entry and gives the front elevation its sculptural identity. Deep overhangs and recessed glazing manage Pinecrest's strong sun and frequent rain, shading the interiors while keeping them bright and open. At the rear, floor-to-ceiling sliding glass dissolves the line between the main living spaces and the landscaped grounds.
At the heart of the home, the living, dining, and kitchen spaces open fully to a covered terrace, pool, and outdoor lounge, creating a continuous indoor-outdoor sequence suited to the South Florida climate. A separate covered outdoor kitchen and bar pavilion extends the entertaining program into the garden, while mature trees are retained and built around, preserving the lot's established canopy. The result is a private, light-filled residence that feels grounded in its landscape, modern in its architecture, and generous in how it lives.


Services Provided
The SW 69th Residence was designed by Analia Messina in a joint venture with Atelier International, leading the complete residential architectural design process from initial concept through permit-ready documentation. Services included site analysis, schematic design, design development, 3D visualization, and full construction documentation. The team designed the home around the lot's existing tree canopy and large-lot setbacks, integrated the pool, covered terrace, and outdoor kitchen pavilion into the overall composition, and coordinated structural and MEP consultants throughout. Permit submission and zoning compliance, including setback verification, lot coverage analysis, and height restriction review, were handled through the Village of Pinecrest. The scope took the project from vision to a fully resolved, code-compliant design ready for construction.
