Architectural Design

SW 27th Street Retail Center is a multi-tenant commercial development located on a high-visibility corridor in Fort Lauderdale, Florida. The project responds to its corner lot with an extended linear massing that maximizes street frontage and storefront exposure, giving every tenant equal visibility from the road. The architectural language is deliberately modern and clean, designed to elevate the surrounding streetscape while delivering the functional requirements of a successful retail environment.
The facade pairs a crisp white finish with stone accent columns at the primary entry points, creating visual rhythm across the building's length and grounding the lighter elements with a sense of weight and permanence. Floor-to-ceiling storefront glazing runs the length of each tenant bay, allowing daylight deep into the retail spaces and giving each business a transparent, inviting connection to the street. Generous on-site parking wraps the front of the building, providing the convenient access that drives foot traffic in suburban retail environments.
The design philosophy treats the building as a backdrop that supports its tenants rather than competing with them. Each tenant bay reads as part of a unified composition while remaining flexible enough to accommodate individual signage, branding, and storefront treatments. The result is a contemporary retail environment built for visibility, accessibility, and long-term leasing performance on one of Fort Lauderdale's busy commercial corridors.


Atelier International led the full architectural design process for SW 27th Street Retail Center, from initial concept through permit-ready documentation. Services included site analysis, schematic design, design development, tenant bay planning, and complete construction documentation. The team coordinated structural, MEP, and civil consultants, managed parking and site circulation design, and handled the City of Fort Lauderdale permit submission process. Zoning approvals covered commercial use compliance, setback verification, parking ratio analysis, and signage zoning review. Our scope advanced the project from vision to fully resolved, code-compliant design ready for construction and tenant build-out.
